This will provide you with the price range you will qualify for and the amount you are comfortable spending. Your loan officer will explain the loan options available and costs with each. We have a list of lenders our clients have used in the past and enjoyed working with upon request.

Before beginning your search we always discuss your goals, must-have's, and desires in your future home. This allows us to prioritize what is most important to you and view homes accordingly. This is where the magic happens! Your one step closer to finding your home.

In today's market its not uncommon to be competing with other buyers when making an offer on a home. This means the first home you make an offer on may accept your offer and it may take making a few offers before yours is chosen. Once your offer is accepted you are now under contract and it won't be long until the home is officially yours!

A home inspection is always recommended and completed during the termination period when applicable. Once completed and if desired, we negotiate repairs with the seller. Appraisals are mandatory when purchasing property with a loan. The appraisal verifies the property's value for the lender and you as the buyer. 

5. LOAN APPROVAL

Underwriting of the loan is a vital step to the purchase process and is handled by the lender. Your lender will request various documents from you and the quicker you return them the quicker they can approve the loan. Each contract has an allowed time for financing approval. We as your buyer's agent will manage this timeline along with your lender to ensure a smooth close. 

6. CLOSING & FUNDING

 Once financing is approved , appraisal is met, and title is clear the file is ready for closing! Closing can be completed in person at the title company, Southern Hills Realty office in Plano, or any remote location of your choosing such as your current home, coffee shop, etc. The transaction will "fund" a few business hours after all parties sign closing docs  and the home is officially yours.
